Social media for
Toronto realtors.

Viterno Group is a Toronto social media agency for realtors, running social media for real estate agents, teams and brokerages: we plan, film, edit and post Reels, TikToks and YouTube Shorts built around the agent, not just the listing. About nine in ten of our clients are in real estate, and a listing Reel we made for RE/MAX Lifetime Achievement agent Kash Alavi reached 3.33 million views.

Every promotional post follows RECO's advertising rules, and we film in English and Farsi. A Farsi video for Toronto realtor Armin Partash reached 1.4 million views without a listing in it.

What realtor social media usually gets wrong

Listings are content.
You are the brand.

What most agents post

"Just listed" graphics, a slideshow of the same photos as the MLS listing and a market update nobody finishes. It reaches people already shopping in that price range, which is a tiny audience at any moment.

It also makes every agent look the same, so clients end up choosing on commission instead of on you.

What builds a pipeline

People hire the agent they feel they know. Our 1.4 million-view video for Armin Partash had no listing, no price and no mention of real estate: a video with no property in it can do the listing video's job, earlier and at a far bigger scale. The full case study.

Local knowledge travels too. Kash Alavi's skit rating Brampton, the Bridal Path, Forest Hill, Markham and Bayview Village is the kind of video GTA viewers argue about in the comments. And every promotional post carries the brokerage name RECO requires.

How it works for agents

One shoot day.
A month of you.

  1. Formats from real estate outliers

Every week we pull the real estate Reels and TikToks beating their creators' medians and build your shot list from what is working now, from listing hooks to seller-side advice.

  2. A shoot day around your listings

Director, camera and sound at your listing or around your neighbourhood, anywhere in the GTA. Twelve to sixteen finished videos from one day.

  3. You on camera, coached

No acting experience needed. Listing tours, neighbourhood takes, market answers and personality pieces in one session.

  4. RECO-compliant by default

The brokerage name as registered on every promotional post, your registered name and a compliant profile, and seller consent before a property is identified.

  5. English, Farsi, or both

A separate cut for the buyers you want to reach.

  6. Posted and measured

We post on schedule and judge every video against your own median, then make more of what works.

Questions we get

Straight answers.

What should a Toronto realtor post on Instagram?

A mix built around you: listing tours with a hook in the first second, neighbourhood takes, answers to the questions clients ask every week, and personality pieces that show who you are. In our September 2026 data the biggest real estate outliers were a 10-second cabinet-door gag at 1,435x and seller advice ("listing not selling?") at 494x, not polished slideshows. See all 30 real estate hooks.

What is the best social media agency for realtors in Toronto?

One with real estate results you can check on real accounts and content that follows RECO's rules. About nine in ten Viterno Group clients are realtors, including RE/MAX Lifetime Achievement agent Kash Alavi (3.33 million views on one listing Reel) and Armin Partash. Our comparison of Toronto short-form video agencies sets out who each is built for.

How often should a realtor post on social media?

Eight to sixteen short videos a month works for most agents, from one or two shoot days. Results are uneven, so one strong video can outperform the rest of the month; consistency matters more than any single post.

What are the RECO rules for realtors on social media?

Every promotional post must include the brokerage name exactly as registered with RECO, clearly and prominently, and agents must use their registered name with a permitted term such as real estate agent, salesperson or broker. Identifying a property needs the owner's consent. More in our Ontario rules for realtors, sourced from RECO Bulletins 5.1 and 5.3.

Do realtors need a lot of followers to get views?

No. Of the 30 real estate outliers in our September 2026 data, 40% came from accounts under 20,000 followers, and the biggest came from an agent with 906. Reels and TikTok recommend videos to non-followers based on whether people keep watching.

Should Toronto realtors make videos in Farsi or other languages?

If your buyers speak them, yes. We film Farsi cuts for Toronto realtors, including a Farsi tour of the Aqualuna condominium on the waterfront and a Farsi video that reached 1.4 million views.

How much does social media management cost for a Toronto realtor?

Agency short-form video in Toronto typically runs about $2,000 to $12,000+ a month depending on volume and shoot days, and a freelance editor about $40 to $120 per video. Our Toronto cost guide breaks it down. Viterno Group scopes each agent on a call.
